How It Works

  • YGrene is a PACE program (Property Assessed Clean Energy) authorized under Florida Statute 163.08.
  • 100% financing — no money out of pocket at the start of the project.
  • Approval is based primarily on the equity in your home. A soft credit pull is used, and there is no minimum FICO score requirement.
  • The soft credit pull does not affect your credit score.
  • Doesn’t affect your debt-to-income ratio the way a traditional loan does.
  • Fixed-interest repayment terms of 10, 15, or 20 years for residential properties.
  • Repaid as a special assessment on your annual property tax bill. Your first payment may not come due until your next property tax cycle.
  • No prepayment penalty. One partial prepayment per tax year is allowed (minimum $2,500).

Synchrony involves a hard credit pull when you formally apply for the card, which may briefly affect your credit by a few points (the standard impact of any new credit application). Microf typically uses lighter qualification criteria with minimal credit impact. We can walk you through which is which before you apply.

How fast is approval?

Synchrony approvals are usually instant or same-day through the online application. YGrene typically takes 20 to 30 minutes for the underwriting review, plus time to gather your income documents. Microf decisions are generally quick as well. In most cases, we can move from approval to install scheduling within a few business days.

Can I finance my full system, including equipment, install, permits, and tax?

Yes. All three programs can be used to finance the full project cost — not just the equipment. That includes labor, permit fees, any required electrical work, code upgrades, and applicable taxes. We provide a single project total so the financing is wrapped around the real, all-in price.

What if I have less-than-perfect credit?

You still have options. YGrene’s approval is based primarily on the equity in your home rather than your FICO score, so a lower credit score alone doesn’t disqualify you. Microf has minimum financial requirements and a lease-to-own structure, which means it’s available to a broader range of customers than traditional lenders. Do I need to be the homeowner to apply?

For YGrene, yes — every person on the property title needs to be on the application (name, date of birth, Social Security number). Synchrony and Microf approve the individual applicant on standard criteria, so the applicant doesn’t need to own the property, but the project still requires the homeowner’s authorization to be performed. We’ll confirm what’s needed before you start any application.
