Signs Your Water Heater Needs Service

Some symptoms are urgent (call us today). Some you can plan around. Either way, catching them early is the difference between a $300 repair and a $2,500 replacement plus water damage cleanup.

No hot water at all

Tank: failed element, thermostat, gas control, or pilot. Tankless: error code, flow sensor, or ignition. Same-day call.

Hot water runs out fast

Sediment buildup taking volume, broken dip tube, or failing lower element. Often repairable.

Water at the base of the tank

Tank leak. Close the cold inlet valve and call us. Replacement, not repair.

Banging, popping, or rumbling

Sediment at the bottom is superheating. We can flush, but persistent noise means the tank is on borrowed time.

Rusty or discolored hot water

Anode rod is depleted and the tank is corroding from the inside out. Replace the anode now or plan for a new tank.

Smelly hot water

Bacterial buildup or anode rod reaction. We flush, sanitize, and switch anode type when needed.

T&P valve dripping

Temperature or pressure exceeded safe range. Could be thermostat, expansion tank, or municipal pressure. Diagnostic call.

How long do water heaters last in South Florida?

Standard tank water heaters in South Florida typically last 8-12 years. Tankless units run 15-20 years with annual descaling. South Florida’s harder water and humid climate sit on the shorter end of those ranges, particularly without annual maintenance. If your tank is 10+ years old, plan the replacement on your terms rather than waiting for a midnight leak.

Should I repair or replace my water heater?

The honest answer depends on age, what failed, and what a new unit costs. Repair generally makes sense under 8 years old when the failed part is a thermostat, element, gas valve, T&P, or thermocouple. Replace makes sense at 10+ years, or any age if the tank itself is leaking. We give you both numbers on site, with the math, and let you decide.

Which water heater type is best for my home?

It depends on what utility lines you already have, your household size, and how much you care about operating cost. Homes with existing gas usually default to gas tank or gas tankless. Homes without gas default to electric tank or electric tankless. Households with three or more people often save more long-term going tankless. Is a tankless water heater worth it in Florida?

For most South Florida households of three or more, yes. Tankless units last 50-100% longer, deliver endless hot water, and free up 10-20 square feet of floor or closet space. Operating-cost savings are smaller in Florida than in cold climates (incoming water is already warm), but the longevity and space wins still come out ahead. For one- or two-person households, the payback period is longer and a high-efficiency tank may make more sense.

Do you handle electrical work for water heater installs?

Yes, when the install requires it. Many installs (like-for-like gas tank swaps, most electric tank replacements on existing circuits) don’t need any new electrical work at all. Some do. Most electric tankless conversions and any swap from gas to electric. When electrical work is needed, our own crew handles it under our Florida electrical certification (EC0001244), on the same permit, with one warranty. We don’t subcontract.

Yes, in-house. Florida requires a permit on many water heater replacements (rules vary by city) and on any electrical work for new circuits or panel upgrades. We file the permit with your city building department when the job requires one. As the homeowner, you sign the permit and are present for the final inspection. We never ask you to chase the city.

Why does my water heater install need a permit and inspection?

Florida code treats water heaters as both a plumbing and life-safety appliance. Improper venting can release carbon monoxide, an undersized T&P valve can fail explosively, and an incorrectly wired electric unit can start an electrical fire. Permits exist to make sure the install is done to code and inspected. We handle the paperwork; the homeowner just needs to be present for the final.
