The Top 5 Reasons Your AC Stopped Cooling in This Florida Summer Heat

By the second week of June, our phones here at Total don’t stop. South Florida summer doesn’t ease your AC into the season. It throws 92-degree days, 75-degree dew points, and afternoon thunderstorms at it for 16 straight weeks, and any weak link in the system shows up fast.

The good news: most summer AC failures aren’t catastrophic. They’re a handful of specific, predictable parts that get cooked by the heat and the duty cycle. The better news, if you’re a Total service plan customer, is that the five problems we see most often are all $0 to fix under your contract. Parts and labor included.

We’ve been pulling AC permits across Miami-Dade, Broward, and Palm Beach for 55 years. As of this year, we’re in the top 1% of Florida AC contractors by permits filed, which means we see the same summer failures hundreds of times per season. Here are the five we get called on most, what they look like, and what to do.


1. A Worn-Out Capacitor

What it is: Your outdoor unit has one or two capacitors (start and run) that store the electrical jolt needed to kick the compressor and fan motor on every cycle. They’re roughly the size of a soup can and they wear out from heat, voltage spikes, and constant cycling. In South Florida summer, they cycle far more often than the manufacturer’s lifespan assumed.

How to spot it: The most common sign is the outdoor unit humming but the fan not spinning. Sometimes you’ll hear a click and then nothing. Sometimes the system tries to start, struggles, and shuts off. The house slowly warms up while the inside blower keeps moving air that isn’t getting cooled. A worn capacitor is the #1 reason an AC stops cooling in summer, and we see it in every neighborhood we serve.

The fix: A licensed HVAC tech tests the capacitor with a multimeter and swaps in a new one matched to your unit’s microfarad rating. It’s a 20-minute repair when the part is on the truck. Never try this yourself. Capacitors hold a charge even with the power off and can deliver a serious shock.

2. A Failed Contactor

What it is: The contactor is the electrical relay in the outdoor unit that closes the high-voltage circuit to the compressor and fan motor when your thermostat calls for cooling. It’s clicking on and off every time the AC cycles. Florida summers push that to dozens of cycles a day, and the contacts pit, weld, or stick.

How to spot it: Three patterns. (1) The outdoor unit won’t come on at all (contactor stuck open). (2) The outdoor unit runs constantly even when the thermostat is off (contactor stuck closed, this also means the compressor is running 24/7 and at risk of overheating). (3) A chattering or buzzing sound from the outdoor disconnect box when the system tries to engage.

The fix: A new contactor matched to the amperage of your system. Cheap part, quick swap, but it has to be done with the high-voltage power shut off at the breaker. This is a call-a-pro repair, especially if you’re seeing pattern #2, because a stuck-closed contactor can damage the compressor if it isn’t caught fast.

3. Low Refrigerant From a Leak

What it is: Refrigerant is the chemical that absorbs heat indoors and dumps it outdoors. A sealed AC system shouldn’t lose any over its lifetime, but vibration, corrosion, and bad solder joints develop slow leaks. The system runs lower and lower on charge until it stops cooling effectively.

How to spot it: Warm or lukewarm air from the vents while the system is running. Ice on the copper refrigerant lines outside or on the indoor evaporator coil. Hissing or bubbling sounds. Cooling that’s noticeably worse than last summer. Higher electric bills with the same thermostat setting. If you see ice build-up, turn the AC off and switch the thermostat to “fan only” to let the coil thaw before a tech can diagnose it.

The fix: A licensed technician locates the leak with an electronic leak detector or UV dye, repairs the leak, evacuates the system, and recharges it to the correct weight. Just “topping off” without finding the leak is a bandage that fails in weeks and is illegal under EPA rules for systems with refrigerant containing fluorinated gases.

Total coverage: Refrigerant is a covered part on every Total contract. Labor to diagnose and repair the leak is also included. One important exception: if your system runs on R-22 (any unit installed before about 2010), the refrigerant circuit is excluded from coverage. R-22 is no longer produced in the United States, and the cost of remaining stock is prohibitive. Here’s what R-22 phase-out means for your AC.


4. A Dead Outdoor Fan Motor

What it is: The big fan on top of your outdoor condenser unit pulls air across the condenser coil and rejects heat from inside the house to the outside. When that fan motor seizes, burns out, or loses a bearing, the unit can’t shed heat. Pressure climbs, the compressor overheats, and the safety switch shuts everything down.

How to spot it: Outdoor unit humming but no fan blade movement (similar to a worn capacitor, but the test is different). Outdoor unit running for 10 to 15 minutes and then shutting off, then restarting after it cools, then shutting off again. A loud screeching or grinding from the outdoor unit, which usually means the motor bearings are failing. Excessive heat coming off the top of the unit.

The fix: The motor is replaced with a matching-spec unit and the existing fan blade is reinstalled. A tech will also test the capacitor at the same visit since a weak run capacitor is one of the things that prematurely kills a fan motor.

Total coverage: Evaporator fan motors, condenser blower assemblies, and heat pump fans are all listed as covered AC parts. $0 to the contract holder. One note: variable-speed evaporator fan motors and electronic control modules on the condenser fan are capped at $250 in coverage rather than full coverage. Total still pulls the part and does the labor at no charge; you’d only see a balance if the variable-speed part itself exceeds that cap.


5. A Clogged Condensate Drain Line

What it is: Your AC pulls gallons of water out of South Florida air every day. That condensate drains away through a small PVC line, and in our climate the line grows algae and biofilm year-round. When it clogs, water backs up into the drain pan, the float safety switch trips, and the AC shuts itself off to protect your home from water damage. If the float switch is missing or has failed, the pan overflows into the ceiling, closet, or floor below.

Split systems vs. water-source heat pumps: The same problem hits both setups, just in different spots.

  • Split systems (the typical single-family or low-rise setup): the drain line runs from the indoor air handler out through a wall to the exterior of the home. The clog usually develops in the trap or near the outdoor termination, and you’ll see it when water shows up where it shouldn’t.
  • Water-source heat pumps (WSHP), the standard in most South Florida condos and high-rises served by a building cooling tower: the condensate line drains into a shared building riser inside the chase. When the in-unit drain or the riser clogs, the float switch on your WSHP shuts the unit down. We see this constantly in buildings across Aventura, Bal Harbour, Sunny Isles, Hollywood, and Fort Lauderdale, especially after building maintenance or coil work upstream.

How to spot it: The AC shuts off on its own and won’t restart even though the thermostat is set to cool and the breaker is on. Water staining on the ceiling below the air handler, or water in the closet floor. A musty smell near the air handler. On a WSHP, the unit may be locked out by the float switch with no error code visible to the homeowner.

The fix: A tech vacuums or blows out the line, flushes it with a biocide to slow the regrowth, and verifies the float switch is functioning. On a WSHP in a building, the tech may also coordinate with building maintenance if the clog is upstream of your unit. As a homeowner, you can wet-vacuum the outdoor termination yourself between visits if you’re comfortable doing it, and a cup of distilled vinegar down the drain access every couple of months keeps the biofilm at bay.

Total coverage: Flushing the drain line is covered $0 under every Total contract, on both split systems and water-source heat pumps. The condensate float safety switch is also covered $0. Physical replacement of the drain pan, the drain line itself, or a condensate pump is excluded under contract, but those are rare events. The thing customers actually call about (the routine clog and flush) is covered.


What’s Not Covered (So You Know Going In)

We don’t believe in burying exclusions. The repairs above are the most common summer failures, and they’re all covered. Here’s what is not covered on the AC side, in case you run into one of these:

  • Evaporator and condenser coils. Replacing or repairing the actual heat-exchange coil is billable. Diagnostic labor and refrigerant work around it remain covered.
  • Coil cleanings. Routine maintenance, not a repair. We offer it at a contracted rate.
  • R-22 refrigerant circuits. Refrigerant, R-22 compressors, and R-22 metering devices are excluded. Other parts of an R-22 system (capacitors, contactors, fan motors, electrical) are still covered.
  • Ductwork, grills, and damper mechanisms. Ducts run through walls and ceilings, and replacement is its own project. We can quote it separately.
  • Inverter compressors, two-stage compressors, and WiFi or communicating thermostats. These are excluded on the standard contract. Standard single-stage compressors and standard thermostats are covered.
  • UV lights and air purification add-ons. Optional equipment, not standard AC components.
  • Physical replacement of the drain pan, the drain line itself, or a condensate pump. Routine drain line flushes and float safety switches are both covered $0 (see section 5 above).
