The Best Home Warranty in South Florida
One local company covers your plumbing, air conditioning, electrical, and appliances. The technician who diagnoses the problem is the one who fixes it. No trip fees, no service charges, no authorization department.

What the Total Home Service Warranty Covers
A home service warranty is an annual agreement that covers the repair or replacement of the systems and appliances you already own when they stop working from normal use. You pay one flat fee for the year, and covered repairs are handled at no additional cost.
Total has run this program for South Florida homeowners since 1970. The company holds its own HVAC, plumbing, and electrical licenses, so the same business that sells you the coverage is the business that shows up to honor it.
Most home warranty companies are middlemen and claims processors.

Need Something Outside Your Plan? Add It A La Carte
Not every South Florida home fits a standard setup. If yours has a second air conditioning system, an extra refrigerator, a wine cooler, a pool pump, or anything else beyond the tier you picked, you can add those items to your agreement individually. You can add more than one, and you can do it without moving up to a higher plan just to cover a single item.
What each addition costs depends on the item and how many you need. Tell us what is in your home and we will build the plan around it. Your exact coverage and price are always confirmed in writing before you sign.
* Prices shown are new-customer specials and assume a standard single-family home (Just the Essentials is based on a home with one AC unit and two bathrooms). Homes with multiple AC systems or a larger footprint may be subject to an additional charge per unit. Refrigerant is not covered on R-22 systems, and some parts carry per-item caps (breaker replacement up to $40 per breaker, circuit boards up to $100 per board, foreign parts up to $250 per incident). All items are covered for repair only unless “replacement” is noted. These are average ranges and starting rates, not guaranteed quotes. Your exact plan and price are always confirmed in writing before you sign.

Why Get a Home Warranty?
The average American household spends roughly $4,000 to $22,000 a year on home maintenance and repairs.
A single major failure can take a year of budget in one afternoon.

| Potential annual savings | $2,000 to $6,000+ | from about $1 to $2 a day |
Covered repairs are handled with a $0 deductible and no per-visit service fee, with unlimited service calls. Plans start from about $1 to $2 a day. That range reflects our standard plans; customized or add-on coverage may vary. Repair cost ranges are typical South Florida figures, are average ranges rather than guaranteed quotes, and vary by job. See exact tiers on our home warranty plan pricing page.
8 Reasons South Florida Homeowners Choose Total
Technicians are employees, not subcontractors
The person in your home is on Total’s payroll, trained by Total, and driving a Total truck. Nobody is bidding for the job.
No authorization department between you and the fix
The licensed technician who diagnoses the problem has the authority to repair it. One visit, one decision.
Zero service, trip, or diagnostic fees
Covered calls cost nothing at the door. There is no deductible to reach before coverage starts.
Unlimited service calls on covered systems
Call as often as you need. Using your coverage does not raise your rate mid-term.
All four trades under one agreement
Total holds HVAC, plumbing, and electrical licenses and repairs appliances in house. One number covers the whole house.
55 years in South Florida, family owned
Founded in 1970 and now run by the third generation. Not private equity, not a franchise.
One flat annual fee, about $1 a day
Coverage starts at about a dollar a day, and you can pay monthly. No co-pays or trip fees, ever.
A local office and a manager you can reach
At the national brands you will rarely get a manager on the phone. With Total you can call the office or walk in and speak with someone in person. The people deciding your file live in the same tri-county area you do.
How the Total Home Service Warranty Works
1. Tell us about your home
Call or text and walk through what you have: the age of your AC, your water heater, your major appliances. There is no inspection fee to get started.
2. Choose your coverage
Pick the plan that fits. Cover plumbing and air conditioning, or add electrical and appliances for whole-home coverage on one agreement.
3. Call when something breaks
Place a service call online or by phone. A Total technician comes out, diagnoses the problem, and repairs it. Covered work costs nothing extra.
4. Renew once a year
One flat annual fee. Using your coverage during the year does not change your rate mid-term.
Why Home Warranty Coverage Works Differently in South Florida
Florida regulates home warranty companies under Chapter 634 of the Florida Statutes, which governs service warranty associations. That framework is worth understanding before you buy from any provider.
The local conditions also change what breaks and how often:
Air conditioning runs nearly year-round
South Florida systems rarely get an off season, so components wear faster here than in most of the country.
Coastal salt air shortens equipment life
Homes near the water see faster corrosion on outdoor condensers and exposed components.
Hard water is hard on plumbing
South Florida water carries heavy mineral content, which builds up in water heaters, valves, and fixtures over time.
Condo and high-rise systems have their own rules
What the association covers and what the owner covers is rarely obvious. We work in these buildings daily.
Home Service Warranty Questions, Answered
What does a Total Home Service Warranty cost?
Coverage starts at $375 per year for plumbing and air conditioning, or $550 per year for all four trades. That is one flat annual fee with no deductible and no per-visit service charge.
Does Total charge a service fee or trip charge on covered calls?
No. Covered service calls carry no trip fee, no diagnostic fee, and no deductible. The annual fee is what you pay.
How is Total different from a national home warranty company?
National providers sell the contract and then hire an independent contractor to do the work, with a separate department deciding what is covered. Total is the licensed contractor. The technician who diagnoses the problem is a Total employee with the authority to repair it.
Does the Total Home Service Warranty cover pre-existing problems?
No. Like any home warranty, coverage applies to failures that happen from normal use after your agreement starts. If something is already broken when you enroll, we can quote that repair separately.
Are there limits on how many service calls Total will make?
Service calls on covered systems are unlimited. Using your coverage during the term does not change your rate mid-term.
What areas does Total cover?
Total serves Miami-Dade, Broward, and South Palm Beach counties, 36 cities in all.
Does Total cover condos and association-managed buildings?
Yes. Coverage applies to the systems and appliances inside your unit. Anything the association owns stays the association’s responsibility. See community service plans for building-wide options.
Does Total require a long-term commitment?
No. A Total Home Service Warranty runs as an annual agreement, but you can cancel it at any time. Many national home warranty companies only allow cancellation in a short window after you sign and hold you to the rest of the year after that. Total does not. Cancellation requests go to info@totalappliance.net, and your refund is calculated from the date that email is received.
How do I cancel my Total Home Service Warranty?
Send an email to info@totalappliance.net. The date your email arrives is the date used to calculate the refund, so it is worth sending as soon as you decide.
What refund do I get if I cancel?
You get back 90 percent of the unused portion of your premium, calculated from the date your cancellation email is received, minus the cost of any repairs already made on your behalf. Covered repairs carry no service fee while your contract is active. Once you ask for a refund, the labor already performed is accounted for at $150 per hour, plus any parts used, so a dishwasher repair comes off the refund at the hours worked on it and the parts it took.
