As of January 1, 2025, all buildings three stories or taller and 30 years or older (or 25 years if within 3 miles of the coast) must complete structural integrity reserve studies (SIRS). These studies require thorough evaluations of major systems—electrical, HVAC, plumbing, structural—and the budgeting of long-term repair and replacement costs.
Condo boards must also fully fund reserves for critical repairs. No longer can HOAs waive reserve contributions for things like electrical panels, chillers, generators, or fire suppression systems.
These changes mean more oversight, more expenses, and more pressure to ensure systems inside and outside units are properly maintained.
